THE MANOR HOUSE
In the characteristic architectural fabric of Montemitro, the building stands out for its structural solidity, excellent quality of materials, and significant volumetry. In fact, the manor house derives from the merging of several pre-existing buildings, historical residential units, and was radically renovated in the 1960s and 1970s using high-quality materials (the floors are made of marble slabs) and important seismic precautions. Therefore, due to such renovation works, from a structural point of view, the house is particularly solid.
The large building consists of 13 rooms distributed over three floors: on the ground floor, to the left of the entrance hall, there is a habitable kitchen, equipped with a fireplace and provided with an accessory room (service back kitchen, separate from the room); the living room and the dining room. On the first floor, there is a spacious master bedroom with an exclusive bathroom and a view of its own covered balcony; there are also 3 bedrooms that overlook a different terrace; and a full bathroom. On the second floor, there is a very large living room with access to a panoramic terrace and a room used as a study. On the third floor, there is a terrace with a spectacular sea view and an exclusive belvedere turret located at the top of the building from which one can enjoy a 360-degree panoramic view of the entire surrounding valley.
The building is characterized by large and bright windows; by balconies, panoramic terraces, and a porch (all places that can be used even as a solarium for natural heliotherapeutic care), and also by 2 usable attics in the attic. In the semi-basement, there are: a large garage, suitable for accommodating 3 cars; a spacious cellar; a restroom; a pantry/cellar and a room used as a woodshed. In these rooms, there are electrical and plumbing systems, and a laundry area; the rooms can also be used as a habitable tavern and have preserved their original aesthetic and structural characteristics: a large fireplace, wide and powerful arches, ceilings made with small vaults called alla volterrana, and an entrance from the street with an original portal dating back to the 19th century. The property is characterized by a very relevant and complex volumetry, which sums up to a total of 458 square meters. Consequently, it could be used not only as a residence but could also have a different use such as: Bed & Breakfast, Holiday Home, Protected Residence for the elderly, or other.
THE SECONDARY PROPERTY
This is a modest-sized building consisting of a single room which, being adjacent to the main residential unit, could represent the possibility of providing it with an appropriate additional and secondary entrance, and also of an additional accessory room for storage/pantry, certainly of great utility being contiguous with the back kitchen of the main building.
